The BAS (Building Automation System) is responsible for the detailed automation of the building's systems - primarily HVAC, heating, cooling and selected sanitary and process systems. In practice, it is the control layer that ensures user comfort and the efficient day-to-day operation of equipment.
We use controllers and automation modules that are installed in air handling unit switchboards, heat substations, cooling machine rooms, zone cabinets and lighting cabinets. The BAS works directly with the BMS, transmitting all measurement data, operating statuses, alarms and energy consumption levels.
Scope of BAS automation:
- control of air handling units (temperature control, humidity control, pressures, heat recovery, free cooling, anti-freeze protection),
- automation of fan coil units, chilled beams, VRF/SPLIT systems, precision air conditioning cabinets, floor heating/cooling, heating/ventilation units, air curtains and heating cables,
- automatics of heat substation, cooling machine room, geothermal installation, hot water superheating, glycol refilling station,
- monitoring of sanitary installations (pumping stations, hydrophores, leak detection, safety showers, hydrants).
- monitoring of electrical switchgear operation - switch statuses, protection, fault and trip signals,
- integration with UPS, generators, automatic transfer switches (ATS) and guaranteed power supply systems,
- monitoring of central emergency lighting batteries, power busbars, and selected switchgear sections,
- data acquisition from energy meters and power quality analysers (voltages, currents, powers, THD) for BMS/EMS,
